We provide guidance on improvements to enhance your home’s price and utilize a marketing strategy that explores private market options alongside MLS exposure to benefit your home’s value. 1. Evaluating Your Home

Before selling, we assess your home's value using a Comparative Market Analysis (CMA) of similar recent sales in your area. We identify cosmetic or functional issues and potential upgrades to boost value. We also review any disclosure requirements for buyers. Finally, we review our findings and discuss options with you to enhance your home’s appeal.

2. Setting an Asking Price

At this stage, we’ll explore the key factors to set a competitive listing price for your home. These can include its location, condition, recent improvements, inventory, and local trends. Additionally, you might consider obtaining a professional appraisal beforehand. Understanding the market can significantly impact your sale, and together, we'll find a listing price that resonates with buyers.

3. Preparing to Enter the Market

Getting your home ready for sale greatly impacts the offers you receive. Key factors to consider include fixing maintenance issues, refreshing paint, and improving landscaping. Hiring a professional stager can also help. The goal is to create a strong impression that attracts the best offers. These preparations can provide a substantial return on investment (ROI), leading to quicker sales and higher prices.

4. Putting Your Home on the Market

Once your home is market-ready, we will arrange for professional photography and videography. We either list your property on the MLS or advertise it through private channels shared with area brokerages. If you want to keep your sale confidential, we can execute NDAs and focus on private marketing. Additionally, we may use strategies like social media and coaching groups to connect with a national network of luxury agents, reaching more potential buyers for your home.

5. Private Showings

After your home is listed, showings will begin. Depending on the type of sale, hosting an open house can sometimes be a rewarding opportunity. We ask that homeowners not be present during these showings, but you will receive advance notice of all scheduled appointments. We can also arrange showings at convenient times that fit your schedule. This helps create a welcoming environment for buyers as they visit your home.

6. Receiving Offers

You’ll receive one or more offers from buyers, and you can choose to accept, counter, or turn them down. If you decide to make a counteroffer, negotiations begin until everyone reaches an agreement, or until you decide to reject the last counter. Once we all agree, you’ll officially be under contract!

7. Due Diligence Period

Once we reach an agreement and you are officially under contract, we enter the due diligence period. During this time, the buyer can arrange for a professional inspection and appraisal to assess the home's condition and value. Based on the inspection findings, we might enter another round of negotiations until all parties come to an agreement. Depending on your negotiation approach, you may decide to address any repairs requested by the buyer to enhance other aspects of the negotiations.

8. Finalizing the Sale!

It’s closing day—woohoo! The buyer’s lender will give the thumbs-up, and then it’s time for you to sign some paperwork to officially hand over the keys. Once everyone has signed, your title company will zap the sale proceeds right into your bank account. Just like that, your home is sold, and you can celebrate!
